Real estate investing has always interested me, and the rise of proptech companies in recent years has made me curious about what a strong tech stack for this industry looks like. So I set out to identify the top real estate software for investors in 2026, ranging from free deal calculators to all-in-one CRMs that cost $249 a month. I compared 10 tools on price, free options, skip tracing, API access, and independent reviews so you can match one to the way you actually find and manage deals.

Who this list is for

This guide is for newer and part-time investors (many of them students like myself), including people buying a first rental, house hacking, wholesaling on the side or doing a first flip, who want to choose software without overpaying for features they won’t use. Most of these tools bill monthly whether you close a deal or not, so the right choice depends on two things: how you find deals and how much recurring cost your budget can carry.

How I evaluated these tools

I didn’t take marketing pages at face value. For each tool, I went to the source and checked the details that actually change what you pay and what you can do:

  • Price and billing terms: the cheapest plan a solo investor would realistically use, and whether that price assumes annual prepayment.
  • Free plan or free trial: what you can do before entering a card, and the limits.
  • Core acquisition features: nationwide skip tracing, a driving-for-dollars app, direct mail and a rehab (repair) estimator, plus whether each is included or billed per use.
  • Data access and integrations: whether you can get your data out through an API, webhooks, Zapier or exports. This matters more than most reviews admit, because a tool you can’t connect to anything becomes a dead end as your process grows.
  • Independent reviews: the G2 rating and review count. Where a tool has no G2 profile or no reviews yet, I say so instead of filling the gap with the vendor’s own testimonials.

Quick picks: top real estate software by goal

  • Most flexible: DealMachine, for nationwide owner data plus API and automation access on every plan.
  • Best all-in-one CRM: REsimpli, if you want calling, texting, marketing and accounting in one login and can afford $249 a month.
  • Best free tool: DealCheck, with up to 15 saved properties on its free plan.
  • Best for house flippers: FlipperForce, which has a free rehab estimator and project budgeting.
  • Best for rental comps: RentCast, free for up to 5 properties in your portfolio.
  • Best for landlords’ finances: Baselane, with free landlord banking, bookkeeping and rent collection on its Core plan.

1. FlipperForce: best for house flippers

Screenshot of the FlipperForce homepage

FlipperForce is built for the part that happens after you get a house under contract. The free Rookie plan includes deal analysis and rehab estimation for five leads. The Solo Analysis plan adds comps and property and owner data for $39 a month billed yearly ($49 monthly), and the all-in-one Solo plan adds project scheduling, budgets and expense tracking for $59 a month billed yearly ($79 monthly). Every paid plan has a 30-day trial with no credit card.

Skip tracing is listed as coming soon, and there’s no direct mail. It has 4.5 stars on G2, but from only three reviews, so I wouldn’t read much into the score yet.

Skip this if: you need to generate leads, not manage rehabs.

2. DealMachine: best for data and API flexibility

Screenshot of the DealMachine homepage showing its property and owner search

DealMachine started as a driving-for-dollars app, and that’s still part of every plan: you tag distressed houses from your phone while you drive a neighborhood, then pull up the owner. But in 2026, it deserves a spot on this list because of the data underneath. DealMachine says its database covers more than 150 million properties and 240 million people records, and you can search it by address, owner or plain-language prompts, then skip trace owners and send postcards from the same account.

Why the API matters, even if you’re not a developer

Most investor tools treat your leads as something you rent while you’re subscribed. DealMachine is the only tool on this list that puts API, CLI and webhook access on every plan, including the $119 Basic tier, alongside Zapier and connections for AI assistants like Claude and ChatGPT. Here’s what I confirmed in its documentation:

  • You can enrich your own lists. If you already have a spreadsheet of addresses or parcel numbers from a county list or another tool, the API can look each property up and append owner, mailing address, vacancy and contact data.
  • Billing is simple and predictable. API usage draws from the same data credits as the app: 1 credit per unique property and 1 per unique person, and re-accessing the same record in the same billing month is free, so you’re not charged twice for the same lead.
  • You don’t need to code to use it. Zapier connects DealMachine to thousands of apps, and its MCP server lets an AI assistant run property searches for you in plain English. If you do code, there’s a documented REST API with OpenAPI specs and an npm command-line tool.
  • Webhooks push data out automatically. You can subscribe to events like new leads or completed enrichments, which is how you keep a CRM or Google Sheet updated without manual exports.

In my view, that flexibility separates software you outgrow from software that grows with you. If you start with a $119 plan and later hire a virtual assistant, move to a different CRM, or build a simple underwriting spreadsheet, your DealMachine data can come with you.

How their data credits work

DealMachine is credit-based. Pulling a list won’t cost you any credits, but you will use them if you’re looking to skip trace or export (10,000 credits per seat on Basic, 20,000 on Pro). Postcards are billed per piece on top of the subscription. Its iOS app holds a 4.8-star rating from more than 5,000 App Store ratings. There’s no free trial, but it’s free to sign up and explore the software. You’ll need a paid plan to access the data, though plans are month-to-month and you can cancel anytime.

Skip this if: Your software budget is under $50 a month.

3. PropStream: best for deep list filtering on a budget

Screenshot of the PropStream homepage

PropStream is the closest competitor to DealMachine on raw data. Its pricing page cites more than 160 million public records, 165+ search filters and 20 preset lead lists, plus MLS data, comps, a rehab calculator and AI search. The Essentials plan is $99 a month, or $81 a month if you pay $972 up front for the year, and every plan starts with a 7-day trial that includes 50 free leads.

The catch is that the entry price doesn’t include much outreach. On Essentials, skip tracing is 12 cents per contact and postcards start at 57 cents, unless you add the PropStream Connect bundle for $30 a month to get free skip tracing. I also couldn’t find an open API listed on its pricing page, which is the main reason it sits below DealMachine for me. PropStream has a G2 profile, but no reviews yet.

Skip this if: you want to pipe data into other tools automatically, or you want skip tracing included without add-ons.

4. REsimpli: best all-in-one CRM

Screenshot of the REsimpli homepage

REsimpli is the pick if you want one login for your whole operation: list pulling and stacking, skip tracing, driving for dollars, direct mail, a dialer, texting, e-signatures, KPI dashboards and accounting. Every feature is on every plan, and calling, texting and email are unlimited under a fair-use policy. It also has the most established review base on this list at 4.8 stars from 415 G2 reviews.

The trade-off is price. The Solo plan works out to $249 a month billed annually, which is a big fixed cost if you’re closing a few deals a year. I’d only go here once you’re running steady marketing and want to replace several separate subscriptions. There is a 14-day free trial.

5. BatchLeads: best for skip-traced leads out of the box

Screenshot of the BatchLeads homepage

BatchLeads, which is now powered by PropStream, includes owner phone numbers and emails automatically when you save a lead, so you’re not paying per skip trace. The Growth plan is $119 a month and includes 10,000 leads, 20,000 exports, three users, a driving-for-dollars mobile app, direct mail and Zapier connections. Paying annually saves 40%, and there’s a 7-day free trial.

It’s tied with REsimpli for the highest G2 score here, 4.8 from 147 reviews. Reviewers most often praise ease of use, customer support and lead generation, while the most common complaints are inaccurate data and cost. That data-accuracy complaint is worth taking seriously: plan to verify phone numbers before you lean on them for a calling campaign.

Skip this if: you won’t use most of the 10,000 monthly leads, because you’re paying for that capacity either way.

6. REI BlackBook: best for automated seller follow-up

Screenshot of the REI BlackBook homepage

REI BlackBook is built around the idea that most deals come from follow-up, not first contact. The Solo Operator plan, $149 a month billed annually ($1,788 a year), includes three lead-capture websites, five phone numbers, 500 calling minutes and texts, 5,000 list pulls a month, a driving-for-dollars app called Profit Drive, direct mail, a rehab estimator, an open API and Zapier.

Skip tracing is billed at 15 cents per match, and the AI agents, ad manager and advanced list data are $199 to $299 add-ons each on the Solo plan, so the real monthly cost can climb quickly. The Solo plan also caps you at 25 active deals in your pipeline. I couldn’t find a G2 profile for REI BlackBook. There’s a 14-day free trial.

7. DealCheck: best free deal analyzer

Screenshot of the DealCheck homepage

DealCheck does one job, running the numbers, and it does it for free. The Starter plan saves up to 15 properties and includes rental, BRRRR, flip and multifamily calculators, comps, owner lookup and branded PDF reports, with no credit card required. Plus is listed at $10 a month for 50 saved properties, and Pro at $20 a month for unlimited properties. Paid plans include a 14-day trial, and yearly billing adds three free months.

It has 4.7 stars from 14 G2 reviews. There’s no skip tracing, mail or driving for dollars, so treat it as your calculator, not your lead source.

8. RentCast: best for rent estimates and comps

Screenshot of the RentCast homepage

RentCast answers one question well: what should this property rent for? The free plan includes nationwide rent estimates, five rental comps per property and tracking for five properties in your portfolio. Pro is $12 a month billed annually, or $19 month to month, and raises that to 20 comps and 50+ properties. There’s a 14-day Pro trial.

RentCast also sells a separate property data API and has a Zapier integration. Its G2 score is 4.5, but that’s based on a single review.

9. Baselane: best free banking and bookkeeping for landlords

Screenshot of the Baselane homepage

Once you own a rental, Baselane handles the money side. The Core plan is free and includes unlimited property-specific checking and savings accounts (through its banking partner, Thread Bank), income and expense tracking by property, automated rent collection with reminders and late fees, and a Schedule E report for tax time. The Smart plan, $20 a month on an annual plan with a 30-day trial, adds AI transaction tagging, receipt matching and faster rent deposits.

It doesn’t help you find deals at all, and its G2 profile has no reviews yet.

10. Wise Agent: best CRM for investors who are also agents

Screenshot of the Wise Agent homepage

Wise Agent is a CRM for real estate agents, not investors, so I only recommend it if you hold a license and want one system for clients and your own deals. It’s $49 a month, or $42 a month billed annually, with up to five team members on a shared login and a 14-day trial.

It has none of the investor-specific tools on this list, and its G2 score is the lowest here at 3.6 from 15 reviews.

Which top real estate software should you choose?

  • You’re flipping: choose FlipperForce.
  • You want reliable owner data you can use anywhere: choose DealMachine.
  • You want the most filters: choose PropStream.
  • You want one system for your entire business: choose REsimpli.
  • You want contact info included with every lead: choose BatchLeads.
  • You care most about automated follow-up: choose REI BlackBook.
  • You’re learning and want to spend nothing: choose DealCheck, then RentCast for rentals.
  • You already own rentals: choose Baselane.

My advice for anyone under 30 getting started: keep your fixed software cost low until you’ve closed a deal. Use the free tools to learn underwriting, then pick one lead-generation platform. If you think your process will grow, choose the one that lets your data leave with you, which is why DealMachine is my pick.

FAQ about top real estate software

What is the best software for real estate investors in 2026?

Personally, DealMachine is my top pick for most investors because it combines nationwide owner data, skip tracing, driving for dollars, and direct mail with API and automation access on every plan, starting at $119 per seat per month.

What is the best free real estate investing software?

DealCheck’s free plan saves up to 15 properties and includes rental, flip and BRRRR calculators. RentCast is free for up to five properties if you mainly need rent estimates, and Baselane’s Core plan is free for landlord banking and bookkeeping.

Is skip tracing included in real estate investor software?

It depends on the plan. BatchLeads includes contact info on saved leads, DealMachine uses monthly data credits, and PropStream (12 cents per contact on Essentials) and REI BlackBook (15 cents per match) charge per use.

Do I need an API if I’m not a developer?

Not directly, but API access is what makes no-code tools like Zapier and AI assistants work. It lets your leads move into a CRM, spreadsheet or dialer automatically, so you’re not stuck re-entering data or exporting CSVs by hand.
